civiliti was commissioned by the Rivière-des-Prairies / Pointe-aux-Trembles borough to articulate an urban design proposal for the entire stretch of Sherbrooke Street East between 36th Avenue and Gouin Boulevard, and to produce an urban design master plan. On the basis of the proposal and the development guidelines described and illustrated, the borough aims to modify its urban planning regulations and encourage coherent projects.

The conceptual approach is based on a vision of an environment adapted to the specific nature of the Bout-de-l’Île section of Sherbrooke Street East. The street’s wide right-of-way and the presence of significant natural components (Rivière des Prairies, Grou Coulee, Pointe-aux-Prairies nature park) lend themselves to the deployment of a corridor marked by strong natural components and high biodiversity. The context encourages an approach inspired by the pleasure parkways of the first half of the 20th century: the parkway, a typology of expressway whose geometry, profile and surroundings are carefully integrated into the surrounding landscape. The new living environments, or sustainable neighborhoods, incorporate layouts and typologies based on the best practices of sustainable development, including the integration of woodlands and environments favoring water management, mixed-use households and a diversity of real estate products.
